WHY SHORT SALE MY HOME vs. FORECLOSURE? See this home sellers response!

First, Brandy is a friend of mine. Being in the title business she saw her income drop, oh I would guess about 70% from where it had been for many years.
She had a beautiful home and invested a ton of money out of her pocket remodeling with travertine, granite and stainless steel.
Her financial position became one in which she could no longer keep her home. She was letting it go in foreclosure. I talked to her and pushed to sell short. This was a difficult time for her. She had moved and just wanted it over with. She finally listed her home for sale as a short sale. I know she did it just so I could make money. She wanted nothing to do with the home and just wanted this over. I was very pleased with her cooperation and worked to get the home sold. It was a smaller cooperative bank and we got this done quickly.
I was discussing with her details of the closing a few weeks ago and got the most pleasant surprise. She said to me, ” Thank you so much for pushing me to get this done. That made my day. I deal with enough downs on a regular basis in today’s real estate world! Thank You Brandy!
Now she can begin to rebuild her credit. Based on just the short sale, she would be able to buy another home in 12 months, 24 at most. This is given she qualifies in all other ways. If she had gone foreclosure, right now it would have been 5 years until she could buy a home again.
I ask you all, where were you financially 3 or 4 years ago? Where will you be in 3 or 4 years. The difference in Short Sale vs. Foreclosure to your credit is HUGE!
