Make a Plan
It is a good idea to make a plan to manage your finances, especially in these tough financial times. With so many homeowners falling behind on their mortgage payments, everyone agrees that finding solutions to save homes is the best way to avoid further foreclosures. Only you can take the first step towards saving your home. Start with looking for ways to cut back on your spending. You will be surprised on how much money you can save every month. Hundreds of dollars can be used more wisely if you just make an effort. In fact, the savings may be enough to help you make your mortgage payments and keep you on track. Here are some tips to get started:
• Write down and track all the money you are spending on household expenses, entertainment, vacations, business expenses and bills. The goal is to then look for ways to decrease your spending.
• Thing outside the box of ways you can make extra money or start a business to replace a job you recently lost. Turn your hobbies, skills, and passions into a second business. Freelance, ghostwrite, tutor, house painting, seamstress, gardening, landscaping. Whatever you can think of that will make you money and that you enjoy.
• Take inventory of any physical assets that you might be able to sell on Ebay, at a garage sale or on Craig’s list. Clothing, shoes, furniture, electronics, collectibles such as coins, art work, antiques, etc. You get the idea.
• If you have a spare room, a guest house or a garage that can be converted into a legal apartment, you might want to rent it out to a college student, friend or family member. The extra income might make the difference in helping you keep your home. Or maybe you have a garage that you can rent out to someone in the neighborhood that needs parking or extra storage.
• Educate yourself on your options to save your home. The Internet is a great place to start or attend a seminar on finance or real estate foreclosure options. Many homeowners don’t know they have options such as short sale, forbearance, mortgage modification, short refinance or deed in lieu.
• Try and cut your energy bills, insurance premiums, credit card debt. Find out if there are budget plans with the electric, gas, and water company that you may qualify for. Call your insurance company and see if qualify for any discounts on our car and home insurance. Explain that you are facing a financial crisis and need help reducing your monthly expenses. Everyone is willing to help now because they know how tough times are. Your creditors want to help you.
• Call your lender and explain your financial hardship. Lost your job, wages reduced, divorce, health problems, etc. They want to help you find a solution because foreclosure is expensive and time consuming. They would rather find a solution to keep you in your home.
• Get professional counseling from a certified HUD counselor, an attorney, Realtor, short sale or reputable mortgage modification company.
