I am posting this because I believe there are still a lot of people out there that need help. Many may be in the same situation as this couple. If we had not negotiated this deal and successfully sold there home in a Short Sale, they most likely would have had to do a bankruptcy after their foreclosure. Now, the nightmare is over. They have crossed over the line from the issues they faced from the financial crisis. They could realistically re-enter home ownership in 2 to 3 years.
These home sellers had a $250,000 second mortgage. They had medical and legal issues that created all that debt. If the home was foreclosed upon, the 2nd mortgage would have been able to go after them for that $250k, plus interest and expenses. They would be able to garnish 25% of their wages until it was paid off. The only way around is bankruptcy, once you let it go to foreclosure. But not them. They called me. We sold their home quickly and got the Short Sale approved with NO RECOURSE from the second mortgage!
