Four Reasons You Should Buy New Homes

When people purchase a residence, they are not just buying a shelter, but a place to live, raise children, and make memories. The largest decision that potential buyers must face is whether they want to buy an existing structure, or choose from a selection of newly built properties. Since purchasing a house is the largest single expenditure in the lives of most Americans, it is important that they make the best decision. Here are four advantages that new homes have over existing ones.

Customizable

Most everyone who has ever considered buying a house, apartment, or condo has a specific image that comes to mind as their dream property. Some people might yearn for the wide-open space a ranch or farm brings with it. Others might simply want to live in a safe neighborhood. In some cases, desirable attributes in a residence can be as specific as the type of doorknobs, number of rooms, or the direction the front door faces. In order for a buyer to get exactly the structure they want, it is nearly always necessary to buy a freshly built residence. No matter what type of layout, pattern, or materials you want, you can get them in a new structure. You can also choose whether the location is rural or urban. Existing residences would have to be remodeled, at great expense, to meet all of the details of a dream house.

Size

In 1973, the average size of a residence in the United States was around 1,600 square feet. Today, it is about 2,600 square feet. In short, existing structures are generally going to be smaller than new construction. New homes are also often built to give buyers space where they need it, such as the master bedroom, while removing traditional rooms such as a formal dining room. Furthermore, older structures often will have smaller garages, if they have them at all, that cannot accommodate the height of modern trucks and sport utility vehicles.

Amenities

A recent survey of prospective house buyers showed the top five most desirable attributes when looking for a property. They are a modern security system, exterior lighting, energy efficient appliances, a separate laundry room, and garage storage. Since contractors are in the business of building houses to sell them, these features are finding their way into more and more new homes. This means that you can find the house you want, without having to remodel it after you purchase it.

Repairs

New homes come to the owner never having been lived in. The plumbing is clear, the wiring is fresh, and the latest materials have been used. If perchance something does go wrong, it is oftentimes covered by a manufacturer’s warranty. In short, a freshly built structure will ensure that you can spend time enjoying your new house, and not spend money fixing it.

So if you are in the market for a house, new homes offer the buyer a lot more than existing ones.
