This should include a hardship letter, a third party authorization letter allowing your lender to speak to the agent, a short sale company and/or your attorney, tax returns for the last couple years, recent bank statements, and your last two paycheck stubs, and your 1099’s or W’2’s.
- The agent has established relationships with the loss mitigation departments of lenders, including yours.
- Your agent talks to you about other options other than selling your home.
- The agent refers you to a real estate attorney or suggests you consult with one first before listing your home as a short sale.
- The agent suggests a list price at or slightly below market value.
- The agent works with a professional Short Sale negotiator.
If your agent meets the above criteria, you probably have selected the right agent to sell and help negotiate your short sale.
