Ensure Your Short Sale Success

There are many reasons why short sales fail. Making sure yours doesn’t is much easier if you have an experienced short sale real estate agent handling the listing and marketing of your short sale. You need to be on board as well by cooperating with your lender, and supplying the lender with all the financial information that they request.

So how do you know if you have hired the right agent? Here are a few qualities to look for when interviewing a short sale Realtor.

  • The agent has a track record of closing short sale transactions recently in your area.
  • He or she requests the right information from you to submit to the bank. This should include a hardship letter, a third party authorization letter allowing your lender to speak to the agent, a short sale company and/or your attorney, tax returns for the last couple years, recent bank statements, and your last two paycheck stubs, and your  1099’s or W’2’s.   
  • The agent has established relationships with the loss mitigation departments of lenders, including yours.
  • Your agent talks to you about other options other than selling your home.
  • The agent refers you to a real estate attorney or suggests you consult with one first before listing your home as a short sale.
  • The agent suggests a list price at or slightly below market value.
  • The agent works with a professional Short Sale negotiator.

If your agent meets the above criteria, you probably have selected the right agent to sell and help negotiate your short sale.
