We put together this quick video to get more information out about the Short Sale Process and how important it is to know your options before making a decision. And remember, indecision is really a decision to the default answer. Most of the time, default answer is not the best route.
As we enter 2011, the banks have moved forward to begin aggressively foreclosing on home owners behind on their mortgage. No longer will they be issuing an extension on a sale date for every file. They will only grant the extension when they feel the closing is eminent. Meaning, the Short Sale is approved by all banks and the buyer is approved for the loan.
It is important for us to get the word out! Many people wait until the last minute. Waiting no longer works. As a matter of fact, we just went through getting a Short Sale approved and got the extension at the 11th hour. Both lenders approved the loan, the buyer was fully approved and we were ready to go. This home seller came to us just about 60 days before their foreclosure date. We got it done, but barely.

Who hasn’t Jeff. You know there have been over 5 million foreclosed homes?
Yes and estimates are for another 4 to 12 million foreclosures a head of us.
Honestly, I have had a short sale and then a foreclosure which then the only way to stop a 25% garnishment to my wages was a BK.
Couldn’t you have avoided the BK?
Maybe, but I wish I knew what I know today a few years ago! And that’s why we are here.

I met with top execs from a few large banks like WF and B of A they wanted to convey the same message
Banks are no longer just extending foreclosure dates! You must act quickly!
They are more cooperative today!
In some cases they will give you approvals in 30 days.
In some cases they will give you a full release. What that means is one would not need to do a BK with a full release from a
mortgage. They can go after you and garnish 25% of wages.

The sooner you make the decision to move forward the sooner you can take advantage of this market as a buyer.
That’s right, I helped Michael short sale his home about a year ago and you just helped him buy new one.
Yes, and if he would have just let it go into foreclosure he would still be renting for another 3 years and not taking advantage of this market.
