Armonico in McDowell Mountain Ranch – Home Sold by The Cameron Team March 2012

On a Saturday morning in early February I met one of our clients at a home for sale in Armonico at McDowell Mountain Ranch. We had been searching for a home for some time. The wanted a specific floor plan. This was it. They wanted the Montana floor plan. With this floor plan the formal living room can be converted to a 5th bedroom or office or play room.

A 5 bedroom 3 bath single level home is the most coveted everywhere by buyers. The Montana offered that for our buyers and they were happy to get it.

You need to know the back ground on this floor plan to understand my buyer’s mind set. You see the same floor plan closed escrow in December for $516,000. It wasn’t as nicely upgraded and did not offer the same view. The home we bought was a former model home in Armonico at McDowell Mountain Ranch. There is another that is listed for sale around the corner, at the time it was priced at $599,000. We tried to negotiate a sale on it, but the seller would not come down to a price acceptable to the buyer.

Then this home came on the market. There I was waiting for the buyers. I called to make an appointment, the seller told me someone was coming at 11 and 1130 would be fine. I told my buyer to make it 1145. I went at 11:20 and watched the activity. The other buyer was still in there looking at the home. By 1130, I decided to text my client to meet me around the corner. This other buyer was spending a lot of time in the house, there must be interest and I didn’t want them to see us. They finally left at about 11:50.

We toured the home after they were gone. It was the former model and beautiful. My buyers loved everything about it! We looked for a while to take everything in. The home had beautiful antiqued white cabinets, granite counters, nice tile, beautiful paint and all the upgrades possible as it was a model.

We went to the buyer’s home around the corner to discuss our next action. While leaving another buyer showed up to view the home.

My buyers asked what I thought. I said based on comps in Armonico at McDowell Mountain Ranch, the offer should be around $545,000, but… And my buyer interrupted and said with that activity I don’t want to loose it. I will pay full price. I went on and said, But with the activity either buy this one at $565,000 or pay $20,000 more for the one around the corner. I believed both would be gone in the next week or so as the market is on FIRE!

We wrote a full price offer and I got it to the other agent as soon as possible. He was showing property so we nervously waited to get it signed.

It was a DEAL! WE secured the home before anyone else. They ended up getting several other offers as back up.

My buyers are very excited to get the home they wanted. The other home sold around the corner shortly afterward.
